One-man mechanical engineering company

Find a sideline business. Should not take up more than 50 square meters of space. Not just an online shop. I am a tool mechanic and an engineer. No travel activity. The company shouldn't be huge, but rather small and fine, and should receive a pleasant amount of pocket money.
